About working with us

How does the engagement start?

We begin with a free, non-binding consultation — we walk through the property together (in person or online), talk about what you'd like from the management, and outline how the engagement could look. If it makes sense to continue, we prepare the management contract and power of attorney, sign, and start.

Can you take over a property that's already rented?

Yes, we can step in at any point during an existing tenancy. We take over the current lease, open communication with the tenant, and gradually move the payment flow to our management account.

How long does the property preparation take?

It depends mainly on the property's condition. Generally we aim to hand the apartment over to the tenant carefully cleaned and freshly painted. From experience we know that the better we hand it over, the easier it is to set expectations when it comes back. The listing preparation (homestaging, floor plan, quality photos, virtual viewing, and the listing itself) usually takes one to two weeks. It's only done once, or again after a more significant change to the apartment.

Do you manage outside Pilsen?

Yes. We operate primarily in Pilsen and the immediate surroundings. Local knowledge is essential to us. For greater distances or small municipalities we set the conditions individually, or recommend an alternative solution.

Can I cancel anytime? What's the notice period?

The management contract runs for a fixed 12-month term with automatic renewal. You can terminate it anytime with a two-month notice period. On termination we return all documents and keys to the property.

Money and settlements

What's included in the 10 %?

Full rental management: property preparation, finding a tenant, lease and handover, communication, rent collection, minor repairs, and coordination of tradespeople.

How often do I receive my rent?

Monthly, always on the 15th (or the next business day). From the collected rent we first cover the recurring payments tied to the property (utility advances, repair fund, any repairs) and send the rest to your personal account.

What happens if a tenant doesn't pay?

We have established processes for communication, formal notices, and as a last resort legal steps. We report every step to you transparently.

Who pays for repairs, and when do you need my approval?

Minor repairs (up to 5,000 CZK) we arrange ourselves and cover from the collected rent via the management account. Anything above that requires your prior consent, except emergencies, where we have to act immediately. Materials and the tradespeople's work are paid by you.

Do I pay extra for real-estate services?

No. For standard real-estate services we don't charge the owner any extra fee. In the Czech Republic it's customary that the real-estate commission is paid by the new tenant. The exception is premium services such as a virtual viewing. We use it only where it makes sense, and you always know in advance whether we'll prepare one and how much it will cost. The maximum price is 4,500 CZK. For more expensive apartments, new builds, or properties with higher rent we often arrange it without a fee.

Operations and tenants

How quickly do you find a tenant?

For apartments in good locations, typically within three to four weeks of going live with the listing. If it stalls, we revisit the rent setting, the listing quality, or the apartment's condition with you and look for a fix.

How do you vet applicants?

We verify identity, check the official enforcement and insolvency registers, and where appropriate ask for proof of income or an employment contract. Based on these we recommend a suitable candidate.

Who talks to the tenant?

We handle all day-to-day communication with the tenant. As the owner you don't need to deal with the routine running and only get involved in decisions that require your consent (e.g. larger repairs).

How do you handle foreign tenants?

We have experience with foreign tenants. We help with the necessary documentation and, where required, file the foreigner registration (Ubyport). We vet them as thoroughly as Czech applicants.

Additional services

Will you advise me on how to tax rental income correctly?

Yes. We're happy to advise you on legally optimising the income tax on your rental so that you pay the state as little as possible. For more complex matters we'll recommend a tax advisor.

Will you help with selling a property?

Yes. Jakub will walk through the sale options, price estimate, and timing with you, and then arrange all the associated real-estate services.

Will you help with buying another property?

Yes. We help with buying another property, whether you're looking for an investment or a home of your own. Thanks to our knowledge of the local market and data on market rents, we can give a solid estimate of the potential yield, costs, and the practical side of any future rental. Jakub can walk you through financing options and prepare a proposed financial plan for buying one, two, or even several more properties. The initial proposal is free.

Can I let my property to Dwellio and have a so-called guaranteed rent?

Yes, it is possible. We tailor the service individually based on location, property quality, current market conditions, and the number of properties under management.
